I recommend Grammaire en dialogues by Claire Miquel.

A great book to start French as an adult. For each topic, it has a dialogue, a lesson page and an exercise page with a bilan (like a test) after about 3 or 4 chapters.

All the dialogues refer to work and social life: they are realistic, it is really like French people speak. In the books, you have a CD, so listen to it as much as possible.
